A Licensed Home Inspector and Real Estate Agent in Florida with more than a decade of full-time real estate investing experience, Ryan Black has personally walked through and looked over more than 1,000 homes!

That experience provides valuable perspective—not just on how homes are built, designed, and maintained, but also on the role home inspections play in the big picture for everyone involved in the real estate transaction.

Every inspection we do is performed with the same commitment: be objective, be thorough, be clear.

We believe knowledge creates confidence. That’s why we take time to explain our findings, answer your questions, and provide you with practical guidance throughout.

To deliver clear, accurate, and unbiased information so you can buy with confidence.

General Home Inspection reports are delivered the same day as your inspection. Check your email for a secure link to access your professional digital report (powered by the industry-leading Spectora platform). It’s designed to be clear, organized, and easy-to-understand, with photos, videos, and practical recommendations. You can access it from any device and download a PDF copy for your records.

Wind Mitigation & 4-Point Inspection reports require copies of previously issued building permits from your local building jurisdiction. We make every effort to obtain these documents before your inspection; however, processing times vary by city and county. We typically deliver your completed report the same day as your inspection. In some cases, permit request delays may result in a 1–2 day delay that is outside of our control. We appreciate your patience and will deliver your report as soon as all required documentation is received. Once completed, the PDF report you receive is ready for you to send directly to your insurance provider.

Our pricing is straightforward and competitive, based on the property’s size, location, and inspection services requested.
